Rather than inheriting the mechanical corrosion, casing leaks, and plugging liabilities of 40-year-old oilfield wellbores, modern commercial operators drill new, purpose-built large-bore wells. Our landwork secures the surface pads, brine rights, and subsurface data rooms necessary to execute drillable projects.
1. Subsurface Log & Seismic Control Diligence
The true asset in mature oilfield basins is subsurface knowledge. We examine historical regulatory archives and commercial well log repositories to compile deep electric logs, mud logs, and bottom-hole temperature surveys across your target area. Correlating thick sandstone intervals (such as Frio, Wilcox, or Vicksburg trends) with modern 3D seismic confirms reservoir continuity, porosity, and overpressure before drilling capital is deployed.
2. Surface Drill Site & Plant Pad Assembly
New geopressured projects require substantial surface infrastructure: multi-acre drill sites to host deep drilling rigs, high-pressure methane separation vessels, binary Organic Rankine Cycle (ORC) power skids, and electrical interconnect substations. We negotiate comprehensive Surface Use Agreements (SUA) with surface owners, securing access easements, road rights, and long-term facility leases.
3. Courthouse Title Examination & Estate Severance
Under Texas Natural Resources Code Section 141.004(a), geothermal energy and associated geopressured water are real property owned by the surface estate owner unless expressly severed. We construct patent-to-present runsheets in county clerk offices, auditing deed reservations to confirm ownership of geothermal heat and hot formation water.
4. Dissolved Gas Allocation & Marketing Frameworks
Geopressured water contains 20 to 50 standard cubic feet of dissolved natural gas per barrel. When mineral and surface estates are severed, producing dissolved hydrocarbons requires rigorous contractual coordination with mineral owners and active oil and gas lessees to prevent title conflict and enable commercial gas sales into pipeline gathering networks.
5. Class II Reinjection Pore Space & Pipeline ROW
Continuous commercial production requires returning tens of thousands of barrels of cooled brine per day into deep subsurface non-potable zones. We secure dedicated pore space leases for new purpose-drilled Class II injection wells and negotiate pipeline right-of-way (ROW) corridors between production pads and disposal facilities.
6. Explicit Boundaries of Scope
Our Landmen LLC provides land assembly, title examination, and regulatory filing support. We do not issue formal legal title opinions (which are delivered by retained examining attorneys) or conduct reservoir fluid simulations and well completion engineering (led by qualified petroleum engineers). We build the factual land and title package.
